Development Update 11-19-2024
Work on the new homes on Woodhurst Drive continues. The developer reports that they have several of the homes sold and are having active discussions with potential buyers on other units. There is a high level of interest in this development and the developer expects sales to be brisk. These homes are selling in the $550 to $590 thousand dollar range.
Discussions are ongoing regarding the location of the mailboxes for the new development. The US Postal Service no longer allows driveway-to-driveway mailboxes for new communities such as this, so there will be a set of 3 “Cluster Box Units” installed with a pull-off at one location in the development. We are pushing to have the CBU’s installed on the new portion of Pinehurst north of the intersection, on the east side of their road. Note: These CBU’s are for the new development homes only, our existing mailboxes and delivery service are not affected.
You may have noticed numerous trees along Greenbrier west of Pinehurst have been marked with a large orange “X” indicating that they are slated for removal. Removal of that many trees in an area specifically earmarked for preservation would be a violation of our development agreement. We have met onsite with JTB Homes regarding this matter and they agree with our concern and concede that someone got a bit overzealous with the can of spray paint. We posted a yellow ribbon around and along several trees with the understanding that all of the trees on the ribbon or south and west of the ribbon will be preserved, with the exception of one dead tree that is a hazard. This has been documented by both the Association and the developer. This action will honor our development agreement while allowing the developer to open up the backyard of the house on that lot a bit.
The first well for one of the developer’s new lots has been installed and it goes down to a depth of 140 feet – well above our Water Authority wells which are over 250 feet deep. An irrigation well has been installed on the north side of Greenbrier at Young Ave, the depth of that well is not known. The developer is installing sprinkler heads along the north side of Greenbrier to keep this area looking good for years to come.
Update 10-25-2024
I’m sure that everyone has seen the new homes going up on Woodhurst Drive. There are currently 4 foundations dug and poured, with an additional 7 schedule to be installed yet this fall. Our residents will be reaping an unanticipated benefit from the new construction, Consumers Energy has decided to run a second primary line into our development to feed the new homes and to provide redundancy to our existing homes. Hopefully this will reduce the number of power outages we experience.
Several points of good news on the roads. First, there are no additional disruptions to our shared roads planned for the rest of the year. The developer has asked for a review of the storm drains to see if they can remove the silt sacks now that the majority of the earthmoving has been completed and the grasses are growing well alongside most of our shared roads. We got very good news from the Michigan Department of Transportation, MDOT is requiring the developer to install an eastbound center left turn lane on Belding Road into our development at Pinehurst Drive! This will be a huge boost to the safety of entering our development off Belding Road. Engineering is underway at this time with construction tentatively slated to begin in late spring/early summer of next year.
Planning and fundraising for the new Balk Family Park is well underway. Fundraising is the primary focus at the moment, since the Parks Department needs $2-3 million dollars pledged to begin construction on the main entrance, parking and restrooms. Cannon Township is considering a significant financial contribution to the new park. The Parks Foundation would like to remind all residents that anything we can contribute to the new park, even a few dollars, helps the cause!
Update 8-19-2024
All of the major sitework has been completed on the new development project. With the new road installed and open to traffic, we are making preparations to turn the intersection of Pinehurst Drive and Greenbrier Drive into a 4-way stop. Please be mindful of the new stop signs once they are posted, they will be well flagged for a period of time to help us adjust to this change in the traffic pattern of our neighborhood.
The name of the north/south portion of the new street will remain Pinehurst Drive, while the new east/west cul-de-sacs will be named Woodhurst Drive. All homes constructed on any of the 48 new lots in the development will be stand-alone, single family dwellings, there will be no duplex or condominium units built in the new development. At this time, the developer is planning to begin construction on 8 new single family homes on the new street yet this year.
The land transfer from the developer to the Silver Lake Water Authority of the property surrounding the Pump House and our system wells has been completed. The Silver Lake Water Authority now owns and controls 4.7 acres of property. Deed restrictions have also been recorded on the two “outlots” that were split off from the development and are accessed directly from Young Ave., but the back side of those lots still falls within the restricted envelope of our wells. This will ensure that nothing inappropriate can be built within that restricted envelope.
Update 4-26-2024
The demolition of the former clubhouse is finally completed and preliminary sitework is well underway. We appreciate that the developer is being very diligent to keep truck traffic off Pinehurst Drive to the greatest extent possible. There is a full road closure on Greenbrier Drive for 1 to 2 weeks as the excavating contractor installs the new storm water mains and ties into the sanitary sewer system. Access into all neighborhoods will be maintained via Young Avenue or Belding Road.
Update 1-4-2024
The tree clearing is wrapping up, we expressed our appreciation about how quick and careful they were along Pinehurst. Consumers Power has finally removed the transformer from the clubhouse, so Pitsch Wrecking is moving forward to secure the demolition permit for the clubhouse. The current plan is for the demolition to be completed in January.
Beginning later in January we will see the erosion control measures being installed (primarily silt fence). After that, overall sitework and earthmoving will begin. The engineers have applied to EGLE for the permits for the stormwater detention ponds, etc. that are specified in the approved plans. The Association received the required notification from EGLE regarding the permit application. This is all moving forward exactly as is legally required and approved.

- Land Clearing would be first and hopefully in the next week or two (early to mid October).
- Clubhouse demolition will be around the end of October/beginning of November.
- Sitework and underground utility construction to begin sometime in the middle of November and through the winter as weather permits.
All of the major sitework and earthmoving should be completed this fall/winter so that the Pinehurst lots can be seeded in the spring. During that same timeframe, the new road will be built on the driving range/clubhouse site. There can be no construction of any homes on the Pinehurst lots until the new street lots are at 50% occupancy or under construction. Please bear in mind that all timelines are heavily dependent on the weather.
We have asked the developer to keep construction traffic off of Pinehurst to the greatest extent possible and he has agreed. We are having "No Construction Traffic" signs posted at the Belding Road entrance.
